Position Summary:  
The Loan Opening Specialist is responsible for the initial input of data required to open mortgage loan applications, and for initiating the necessary steps to begin the loan application process. This role will work closely with the Loan Processing team to get loans through swiftly by assisting with third party vendor requests, verifying disclosure compliance, and performing other duties as assigned. The successful candidate will confirm that all the information in each loan file is accurate and compliant.

Duties and Responsibilities:

  • Review the mortgage application received and verify the information identified in Encompass
  • Organize the loan tracking database for third party items such as FHA/VA Case #, FHA/VA CAIVRs, title and appraisal (ensure appraisal order document requirements are complete)
  • Verify the accuracy of disclosures and ensure compliance with regulatory requirements
  • Perform third party vendor requests, including but not limited to, requesting IRS transcripts, credit supplements, written verification of employment, flood certifications, title work requests, and ordering property appraisals
  • Contact borrower after initial review to retrieve any missing documents or signatures
  • Review purchase contracts for dates, notes, and signatures; review appraisal and title; review file for possible fraud and inconsistencies
  • Set up loan files with initial documents organized in Encompass before giving the file to a Loan Processor for further evaluation
  • Communicate effectively with mortgage bankers, in-house processors, underwriting, closing, and post-closing teams
  • Effectively manage loan pipeline at various volume levels and work under specified deadlines
  • Maintain strong knowledge of state/federal regulations to maintain loan file compliance
  • Perform other duties as assigned

Required Qualifications:

  • 2 years’ experience in mortgage opening or mortgage processing is strongly preferred.
  • Knowledge of agency and investor loan programs and underwriting criteria for both conventional and government offerings
  • Experience managing a high-volume loan pipeline while focusing on details.
  • Must be able to make decisions and recommendations on difficult and important issues affecting individual loan transactions within their level of authority
  • Ability to multi task and monitor daily workflow
  • Excellent follow up, problem solving, and analytical skills
  • Excellent interpersonal, communication, customer service, and time-management skills
  • Strong attention to detail
  • Ability to work both independently and in a team environment
  • Proficiency in various software programs, including Microsoft Office
  • High School Diploma or equivalent required; Bachelor’s Degree preferred
